Minor Damage – Repairs

For minor issues, you will likely be able to get away with just having the roof repaired. Many commercial roofing contractors cannot handle all the different types of commercial roofing that exist, but Summit specializes in all of them. In these instances, we can apply a new roof over the existing one, which is a very cost-effective way to get your building whole again. If, however, you already have two roofs on your building, or if the existing roof is too deteriorated, a tear-off is required. In a tear-off, the old roof must be removed and a new roof installed.

Types of Roofing

If you are considering a replacement roof, there are several types of roofing systems, as mentioned before. Here’s a more detailed description of each.

  • Metal Roofing – these are typically used in steel construction commercial buildings. Made of overlapping metal panels, this roofing material can be susceptible to leaks and rust. If possible, it’s better to move to a PVC or EPDM roofing system to avoid some of the problems associated with metal roofing.
  • Modified Bitumen Roofing – also known as Atactic PolyPropylene roofs, have been used for over 30 years. It consists of a combination of asphalt, polymers and fillers. This roofing material is long lasting, durable, easy to maintain and easy to repair. With proper maintenance, this type of roof can last you for years. When it comes time to replace it, though, it might be better to move to an EPDM or PVC roof. These alternate roofing materials can result in lower insurance costs over Modified Bitumen.
  • EPDM (Ethylene Propylene Diene Monomer) Roofing – is popularly used for flat commercial roofs and is made of a durable rubber membrane. It is light-weight, low maintenance, resistant to heat and fire, lasts 15-25 years and is flexible enough to accommodate structure movement.
  • PVC (Polyvinyl Chloride) Roofing – PVC roofs have been in use for more than 50 years. This roofing material is designed to last for 30 years, is resistant to ponding and leaks, is resistant to heat and fire and is energy efficient. This roofing material is rated as an Energy Star product and can reduce the overall energy consumption of your business by 50 percent.
